4 Bedrooms | 3 Bathrooms | Semi-furnished

This stunning home has recently been reduced in price from €1,100,000 to €972,826 and has undergone a refurbishment, with the attention to detail by the current owners certainly being obvious. Presently a two-bedroom villa, there's potential here to turn it into a four-bedroom property.

Measuring 450 square metres overall, the habitable space in this villa is approximately 350 square metres, with an external area of 100 square metres. All apertures are double-glazed and a 1.5 car garage is interconnected to the home, allowing space for a vehicle, a motorbike and extra storage.

Upon entering this beautiful home, there are three pointed arches that allow natural light to filter through and illuminate the open-plan lounge area.

Looking to the right, there is a small area that is currently being utilised as a relaxation room, where you can sit back and watch TV, play board games with family or read peacefully.

Next to this space is a spare toilet and a study room.

The main bedroom has its own large en-suite shower and walk-in wardrobe.

Tastefully decorated, the en-suite shower room is modern and has a good-sized window that provides lots of natural light.

Equally, the walk-in wardrobe has a decent-sized window with a large amount of storage space.

Moving up to the second floor of the home, there is an open-plan kitchen/living/dining room and another lounge with a balcony that overlooks the terrace area.

The kitchen is U-shaped and comes complete with all the appliances and plenty of space to store crockery.

The washroom can be found on the top floor with access to the roof area.

The terrace has wonderful town views and provides the perfect space for a small gathering or just a simple spot to contemplate and watch the world go by.

Comprising part of the 100 square metres outdoor space is the backyard, found at basement level.

There's a built-in BBQ which is ideal for hosting evening dinners. Sit back with a glass of wine and relax amongst friends and family.

Also at the basement level is a large wine cellar, which includes a temperature-controlled room, ensuring that the wine is kept in the best possible condition.

This is a gorgeous, semi-detached home that's being sold with airspace. It has great potential to become a wonderful home for a growing family or home-seekers desiring to upsize.

St Julian's is a major residential and tourist centre and is home to some of Malta's newest hotels. It is now an extension of Sliema, although it started life as a small fishing port based on Spinola and Balluta Bays. At the north end, St Julian's merges with Paceville, Malta's main nightlife centre where there are clubs, casinos and numerous restaurants, cafés and bars. Picturesque Spinola Bay is still used by fishermen, whose traditional boats are housed just below the restaurants. The bay is particularly attractive at night and as a venue for open-air dining.

St Julian’s is also considered the water polo capital of Malta. Numerous schools are based in this town, including the Sacred Heart Foundations (Primary and Senior School for girls) and EF Language schools.

At the base of Paceville, one of Malta’s rare sandy beaches can be found.

The St Julian’s feast, held annually, includes a unique sporting competition known as ‘ġostra’. The game is played as part of only a select few local festas across Malta, and St Julian’s is one of them. The traditional game involves participants clambering as far as possible along a sloping greased pole that is suspended above the sea in order to get to one of three flags dangled from the edge, each representing a certain prize.

Homes in this popular location are frequently priced higher than many other towns in Malta.
