Townhouse with Home Cinema
In an old street of Naxxar, a minute's walk from the buzzing square, we have this three-bedroom townhouse which has been recently reduced in price from €587,000 to €545,000.
The owners have a keen eye for detail, and over the eight years they lived here, countless hours were spent meticulously converting this house. The end result is a family home with a design respectful of the house's heritage but with all the conveniences of a new home.
The careful balance between old and new is striking from the moment you enter the front door. On the right, we have a beautifully restored limestone wall. On the left, a traditional limestone staircase with wrought-iron railing and modern wooden treads.
And beneath, an easy-maintenance tile floor that leads us onwards to the modern kitchen.
The kitchen is designed with both function and form in mind. White wall cabinets add storage space without feeling cramped, and the stone countertops and backsplash add a focal point and a bit of drama.
The kitchen opens into the back garden (past the downstairs guest toilet), a tidy, private space with a clean design in keeping with the aesthetics of the rest of the house.
The layout of this house is such that the ground floor has a smaller footprint than the two upper levels. Once upstairs, this house truly comes into its own. This room, with its tall ceilings and traditional Maltese features, is reached via a short wooden landing. It is currently used as a billiards room and study, but given its size and the natural light available, it could be anything the new owners need.
Straight ahead is a small terrace that looks out over the back yard, and to the left is the first of the three bedrooms.
To the left is a bathroom with a shower servicing this floor. The new owners could keep this room open as it is, or they could easily add a partition to convert this to the property's third bedroom.
The first-floor bedroom is currently used as a playroom for the owners' two young daughters. The second bathroom of the house, this one with a shower, is next to this room.
The living room is the final room on this floor, with expertly converted exposed walls, modern touches and wooden flooring. The owners told us about this room: "Our favourite room in this house is the living room. So many memories of parties with the kids putting on a show for the grown-ups. It is such a comfortable space for us."
Look closely and you will see this room is even more interesting than it seems at first glance. As real movie aficionados, the owners designed this living room to double as a home cinema. Draw closed the wooden shutters, pull down the projection screen hidden in the white box seen straight ahead, and press the remote to turn on the projector and start your favourite film.
Up the wooden staircase to the top floor, you will find the main bedroom with an en-suite. The owners' daughters have expressed a distinct preference for sleeping in this room rather than their own, and thankfully the room is large enough for everyone.
The en-suite is straight ahead and the washroom is through the door on the left.
Beyond the bedroom is this unique en-suite bathroom with a sunken bath designed for maximum relaxation.
From the bathroom you can access this second back terrace, once again lined with cacti and succulents.
On the same floor as the main bedroom is this front-facing terrace. It can be accessed from the downstairs without entering the bedroom, and it has proven over many feasts and fireworks to be the ideal entertaining space.
The original conversion plans for this property included a large jacuzzi on this terrace, which they never got around to do but could still be done by the new owners.
What the owners have loved most about living in this house is how it is both peaceful and central. On a quiet street with few cars but just a hop and a skip from the Naxxar Parish Church, the owners have spent many quiet evenings at home or walking through the streets of the old part of town.

Naxxar, located in the North, has always been one of the main towns on the Island. Although mainly residential, the old village core is full of narrow alleys and quaint houses. In the main square, you find the impressive Parish Church and a number of palazzos. A central children's playground is shaded by trees and in close proximity to shops and cafes. The two main tree-lined avenues give Naxxar a picturesque quality. It is considered one of Malta’s loveliest villages.
Prices in Naxxar are currently around the average for Malta.
